Floor Fitting Cost Ireland 2026: €16–€99 per m² by Floor Type

Short answer: in 2026 a floor in Ireland is priced per square metre, supplied and fitted, and the covering is only half the figure. That second row is why a floor quoted "from €18/m²" can land at double the figure. Levelling is not an upsell — it is what stops a floor failing.
The subfloor decides the price, not the covering
Two identical rooms with the same laminate get quoted very differently, and the reason is always underneath. A floor laid over a subfloor that is not flat, not dry or not stable will telegraph every defect within a season: hollow-sounding boards, opening joints, cracked grout, lifting edges.
- Concrete and screed are moisture-tested before anything is laid over them. A new screed needs drying time no adhesive can shortcut.
- Timber subfloors are checked for movement, squeaks and fixings, and overboarded where a floating floor would otherwise flex.
- Old adhesive, tile beds and levelling compound have to come off or be levelled over. That removal is real work and appears in the quote.
- Door clearances and thresholds are measured against the new build-up before ordering, not discovered on fitting day.
This is why the flooring page quotes after survey rather than publishing a single number: the covering is a catalogue price, the preparation is not.
Choosing between the four floors
- Laminate — the lowest cost per m² and very scratch-resistant, but it cannot be refinished and standard boards do not belong in bathrooms or wet areas.
- Luxury vinyl tile (LVT) — waterproof, quiet and warm underfoot, which is why it suits kitchens, utility rooms and family hallways. It is unforgiving of an uneven subfloor, so levelling matters most here.
- Engineered wood — a real timber wear layer over a stable core. It looks like solid wood, copes with underfloor heating better than solid, and can usually be sanded back once or twice in its life.
- Porcelain or ceramic tile — the hardest-wearing option and the best partner for underfloor heating. Slip rating matters anywhere that gets wet. It is priced through tiling services from €34/m².
Underfloor heating
Underfloor heating changes the specification rather than ruling any floor out. The product has to be rated for it, the combined thermal resistance of floor and underlay has to stay inside the system's limit, and the heating is commissioned and cycled before a timber or laminate floor goes down so the subfloor is at its working moisture content. Tile and LVT pass heat most efficiently; thick underlay and deep boards insulate the room from the system you paid for.
What a floor quote should itemise
Ask for these separated where practical, and give every contractor the same brief:
- Room-by-room areas in m², with a sketch or dimensions
- What is on the floor now and whether it is being lifted and taken away
- Subfloor type — concrete, screed, timber, existing tile
- Any known damp, uneven areas or squeaks
- Levelling compound, membrane and underlay
- The covering, including product name and thickness
- Thresholds, beading or skirting, and easing doors
- Whether there is underfloor heating
A quote that gives one rate per m² and nothing else has usually left preparation out.
Where flooring sits in a renovation
On a room being renovated, the floor is one of the last things in and one of the easiest to damage. Wet trades, plastering and drying come first, then the first coat of paint, then the floor, then skirting and the final coat over the top. Running the flooring inside the wider job keeps that order intact and keeps one team responsible for the levels where a new kitchen, a tiled bathroom and a timber hallway meet.
