What actually decides the price of a kitchen

The advertised minimum covers a small, straightforward scope. What moves a real kitchen quote above it is rarely the doors you are looking at in the showroom — it is what has to happen behind them.

  • Whether the layout moves. Keeping the sink, hob and waste where they are is the single biggest saving; moving them means plumbing, electrical and sometimes gas work by registered contractors.
  • Worktop material and the number of joins, cut-outs and returns in the run.
  • Cabinetry level — rigid or flat-pack carcasses, door material, soft-close hardware, internal fittings.
  • The condition behind the old kitchen: plaster, damp, uneven walls and floors that only appear on strip-out day.
  • Appliance specification, and whether anything integrated needs a housing built to suit it.
  • Removal and disposal of the old kitchen, and making good the floor and walls it leaves behind.

Worktops: laminate, quartz, granite or timber

The worktop is the surface you touch every day and usually the biggest single line in the quote after the units.

  • Laminate — the lowest cost, cut and fitted on site the same week, and now convincing in stone and timber finishes. Its weak point is water at the joins and around the sink cut-out.
  • Quartz — engineered, non-porous and consistent in pattern, so it needs no sealing. It is templated after the units are installed and fabricated off site.
  • Granite — natural stone, every slab different, very heat-tolerant, and it needs periodic sealing. Same templating sequence as quartz.
  • Solid timber — warm and repairable by sanding, but it moves with humidity and needs oiling, so it is a poor match for a busy sink run unless you will maintain it.

Full rebuild, fit-only, or doors and worktops

Not every kitchen needs replacing. Where the carcasses are sound, square and the layout works, replacing the doors, handles and worktop transforms the room for a fraction of the cost and a fraction of the downtime.

We also fit kitchens supplied by someone else. Send the supplier's drawings, the unit list and the delivery date with your enquiry: the room dimensions and service positions are checked against that plan before the surrounding work is agreed, because a supplier's plan is drawn from the measurements it was given, not from the room.

How long you are without a kitchen

The programme depends on the scope, and the honest answer is that the room is unusable from strip-out until the worktop is on. With a laminate worktop that gap is short. With quartz or granite, the template can only be taken once the units are installed, and the slab is then fabricated off site — so plan for a period with the units in and no working surface.

Tell us at survey stage if you need a temporary cooking and washing-up arrangement, and the sequence is planned around it. Your dates are confirmed in the written scope rather than promised over the phone.

Our process

  1. Enquiry & survey

    Send the room dimensions, what you want to change and your Eircode. The survey records the existing layout, unit sizes and where the water, waste, gas and electrical services actually run.

  2. Design & layout

    Sink, hob, fridge and worktop runs are placed so the room works when several people are in it. Storage, appliance list, sockets and lighting are agreed on a drawing before anything is ordered.

  3. Cabinetry, worktop & finishes chosen

    Carcasses and doors, worktop material, splashback, flooring and handles are selected together, so the delivery dates and the installation sequence can be planned around the long-lead items.

  4. Strip-out & first fix

    The old kitchen comes out and is taken away, walls and floor are prepared, and any plumbing moves are made. Electrical and gas alterations are carried out by registered contractors.

  5. Install & worktop templating

    Carcasses are levelled and fixed, doors hung and aligned. Laminate worktops are cut and fitted on site; stone and quartz are templated once the units are in and fabricated off site, which adds a gap before they land.

  6. Appliances, tiling & handover

    Appliances connected by the trade responsible for them, splashback tiled, junctions sealed, then a snag walk-through, clean-down and handover of the agreed documentation.
