The four routes, cheapest first

Most people ask for "a new kitchen" when one of these is what they actually need:

  1. Doors, drawer fronts and worktop. The carcasses stay. If the boxes are sound and square and the layout already works, this changes the room for a fraction of the cost and takes days rather than weeks. Respraying existing doors is a variation on the same route.
  2. Installation only. You buy the kitchen; we take out the old one, prepare the walls and floor, fit the units, worktop and appliances and finish around them. Send the supplier's drawings and unit list with the enquiry — the plan is drawn from the measurements it was given, not from your room.
  3. Supply and fit, mid-specification. One scope covering cabinetry, worktop, appliances, splashback, flooring and decoration, with electrical and gas work assigned to registered contractors.
  4. High-specification or bespoke. Handmade or made-to-measure joinery, stone worktops and premium appliances.

What actually moves the price

  • Whether the layout moves. Keeping the sink, hob and waste where they are is the single biggest saving in a kitchen quote. Moving them means plumbing, electrical and sometimes gas work by registered contractors.
  • The worktop. Laminate is the cheapest by a distance and is cut and fitted on site. Quartz, granite and porcelain are templated after the units are installed and fabricated off site, which costs more and adds a wait.
  • Cabinetry level. Rigid carcasses, door material, soft-close hardware and internal fittings each move the figure.
  • What is behind the old kitchen. Plaster, damp, uneven walls and floors only appear on strip-out day, which is why a survey happens before the price.
  • Appliances, and whether anything integrated needs a housing built to suit it.
  • Removal and disposal of the old kitchen, and making good what it leaves behind.

Worktops, in order of cost

  • Laminate — lowest cost, fitted on site within the same week. Its weak point is water at the joins and around the sink cut-out.
  • Solid timber — warm and repairable by sanding, but it moves with humidity and needs oiling.
  • Quartz — engineered, non-porous, consistent in pattern, no sealing needed.
  • Granite — natural stone, every slab different, very heat-tolerant, needs periodic sealing.

Stone and quartz are templated only once the units are in, so the choice changes both the price and the programme.

How long you are without a kitchen

The room is unusable from strip-out until the worktop is on. With laminate that gap is short. With quartz or granite, the template is taken after the units are installed and the slab is then fabricated off site, so plan for a period with the units in and no working surface. Say at survey stage if you need a temporary cooking and washing-up arrangement, and the sequence is planned around it. Dates are fixed in the written scope before work starts.

Build a useful planning budget

Ask every contractor to price the same brief:

  • Room dimensions, photographs and a note of where the sink, hob, waste and meter are now
  • Whether any of those are moving
  • Which units, appliances and worktop you will supply and which the contractor should supply
  • Worktop material, splashback extent and flooring
  • Whether the old kitchen is being removed and disposed of
  • Access, parking and delivery constraints
  • Any known damp, leaks or uneven walls and floors

A low number is not comparable if it excludes preparation, disposal, regulated work or products that are included elsewhere.

Ask for these headings to be separated where practical:

  • Survey, design and project management
  • Protection, strip-out and disposal
  • Plumbing, electrical work and any gas work, with the registered contractor named
  • Wall and floor preparation
  • Cabinetry supply and installation
  • Worktop supply, templating and fitting
  • Splashback and floor tiling, flooring, painting and finishing
  • Appliance installation, sealing, cleaning and handover

Usually because they are not quoting the same job. Check whether each one includes strip-out and disposal, wall and floor preparation, the electrical and gas scope, appliance installation, the worktop template and fitting, and making good. A number that leaves three of those out is not cheaper — it is smaller.

It is the single biggest variable in a kitchen quote. Keeping the sink, hob and waste where they are avoids plumbing alterations and the electrical or gas work that goes with them, which must be carried out by appropriately registered contractors.
