What Limerick property types add to the figure
Georgian city core — O'Connell Avenue, the Crescent, North Circular Road. Tall ceilings mean more tiled area than the floor plan suggests. Suburban family homes — Dooradoyle, Raheen, Caherdavin. Concrete slabs downstairs, repeatable upstairs layouts, short drainage routes. These are the rooms where a complete package runs closest to plan, and where a layout change is actually worth doing because the drainage can take it.
Corbally and the older estates. Mixed construction and mixed pipework. Expect at least one item — a lead or steel tail, an isolation valve that will not close, a soil connection at the wrong angle — to appear once the room is open.

Getting comparable Limerick quotes
Send every contractor the same brief: room dimensions, photographs, which fittings stay put, tiling extent and tile size, who supplies the products, ventilation and lighting changes, and any known damp or leaks. Then check that each quote states strip-out and disposal, substrate preparation, waterproofing, the electrical scope and making good. A quote missing three of those is not a better price — it is a smaller job.
